Where and What was sold in 2012

When you analyze the information provided by the Ministry of Housing you always find something interesting and in some cases surprising. This month I am going to study, with the information for the whole Malaga province, Where and What type of properties were sold up to the third quarter of 2012.

“Where” can be seen on the following chart and it did not surprise me. The Council with more sales is Malaga city followed by Marbella, the two biggest councils of the Costa del Sol. What it is interesting is to see how spread the percentages are among the councils taking into account the different sizes of each municipality and to confirm that these councils have one common characteristic: all of them are coastal.

I have divided the “What” in the type of property and the purchase price. Most of the properties that sold during the first three quarters of 2012 were apartments with prices below the 300.000 € figure. In that range, it is remarkable that 63% were priced below 150.000 € a figure somewhat low for the market of Marbella and Benahavis but it is important in other markets of the province. On the other side, it is also remarkable that, and I commented the same some months ago, only less than 2% of the sales were of properties priced over the 600.000 € barrier. Most of the luxury properties are here.

RE/MAX Spain published the results for 2012

We have again been the best office of Andalucia. RE/MAX Eralia ranked number 1 as the best RE/MAX office of Anfdalucia. My results were also quite good as I have mantained my position as one of the top ten Associate Agents of Spain (among 500 agents). I always say that hard work, professionalism and honesty will drive you to success.

Villa Anna in two of the main Newspapers of Spain

We have been able to publish brief reports about this elegant property I am marketing on two of the main newspapers of Spain: El Pais and Diario Expansion. It is always the same goal: maximize expousure. It is not only the potential clients that it may generate but also gives the property the plus of being selected among a number of candidates.

The article about the evolution of the market in EL SUR

I am very proud of having my article published in el SUR. It is the article where I was informing that the market is not dead and in Benahavis quite alive. It was presented and finally selected.

Are you aware of the taxes you have to pay when you sell a Property in Spain? (2)

There are mainly two taxes involved when selling a property in Spain: Capital Gain Tax and Plusvalia (Council) Tax. This article is going to refer only to the Plusvalia Tax as the Capital Gain Tax was covered on my previous article.

There is a market and the tendency is positive.

The tendency shown in previous quarters for Benahavis is still in place. 2012 is the third best year up to date after 2009 and the pre-crisis 2006 and 2007 so no one can say that the market is dead. On the other side, and those are the bads news, are the prices. There are buyers but everyday they pay less for the properties.

The number of sales in Marbella during the first three quarters of 2012 also increased compared to the same period of 2011. It is just a 4% but the tendency is also positive.

SOLD! - La Pacheca -- Nice village apartment with excellent views to the valley

This nice apartment was sold in this month after being only one week in the market. The extremly competitive price made the sale possible in such a short period of time. It is a rellay nice property with ample spaces, excellent views to the valley of the river Guadalmina and superb location at only five minutes walking to the center of the village of Benahavis. Great property at a great price drove to the sale.

Back to the prices — how has been the third quarter?

It follows the same path as we have had in the last four years: down. It can be seen on the tendency lines shown at the chart.

The data also show an increasing differentiation between Marbella and Estepona. While Marbella is, although going down, on a much lower pace, the prices in Estepona are dropping dramatically. The rates are 3% in the last semester for Marbella and 11% in the same period for Estepona. Buyers prefer to buy in a more consolidated, appreciated and secure, from the investment point of view, location like Marbella that, in spite of the crisis, is still maintaining its reputation. Sellers in Estepona are forced to reduce the prices a further step down to be able to compete, basically on price, with their competition of Marbella. Marbella is still Marbella and location is still an important factor when buying a property.

Statistics: Ministry vs Notary vs Fotocasa (real estate web) prices

This is something I wanted to study since some time ago: How the prices per m2 will compare among the data from the Ministry of Housing and the Association of Notaries (official) and Fotocasa, one of the best real estate pages of Spain?

The general tendency is the same although there is a deviation between the official and the web one. That is normal because Fotocasa measures properties “For Sale” on its web and the official data considers “Sold” properties. What is interesting is that the difference, in the period from 2010 to 2012, is 11,91%. That, as an average, may be the difference between starting prices and closing prices. My own statistics show a 11% deviation so quite close to the one obtained in this study.
