Donde y Que se vendió en 2012


Cuando se estudia la información que proporciona el Ministerio de Fomento siempre se encuentra algo interesante y en muchos casos sorprendente. Este mes voy a analizar, con la información para la provincia de Málaga, Donde y Que propiedades se vendieron en los tres primeros cuartos de 2012.

El “Donde” se puede ver en el gráfico siguiente y no me sorprende demasiado. Los ayuntamientos con más ventas son Málaga capital y Marbella, los dos mayores de la Costa del Sol. Si hay algo que se puede considerar más interesante es el reparto entre los distintos municipios teniendo en cuenta las diferencias en el número de habitantes y la característica común a todos ellos: son costeros.

El “Que” lo he dividido entre el tipo de propiedad y el precio de venta. La mayoría de las propiedades que se vendieron en el periodo fueron apartamentos con un precio por debajo de los 300.000 €. Siendo importante destacar que el 63% de los mismos tenían un precio inferior a los 150.000 € que resulta un poco bajo para el mercado de Marbella y Benahavís pero que es muy importante en otras localidades.


 También es importante destacar, y esto lo comente hace unos meses, que solo el 2% de las transacciones se hacen por un valor superior a los 600.000 euros que es donde están la mayoría de las propiedades de lujo.







Where and What was sold in 2012


When you analyze the information provided by the Ministry of Housing you always find something interesting and in some cases surprising. This month I am going to study, with the information for the whole Malaga province, Where and What type of properties were sold up to the third quarter of 2012.

“Where” can be seen on the following chart and it did not surprise me. The Council with more sales is Malaga city followed by Marbella, the two biggest councils of the Costa del Sol. What it is interesting is to see how spread the percentages are among the councils taking into account the different sizes of each municipality and to confirm that these councils have one common characteristic: all of them are coastal.
 
I have divided the “What” in the type of property and the purchase price. Most of the properties that sold during the first three quarters of 2012 were apartments with prices below the 300.000 € figure. In that range, it is remarkable that 63% were priced below 150.000 € a figure somewhat low for the market of Marbella and Benahavis but it is important in other markets of the province. On the other side, it is also remarkable that, and I commented the same some months ago, only less than 2% of the sales were of properties priced over the 600.000 € barrier. We have again been the best office of Andalucia. RE/MAX Eralia ranked number 1 as the best RE/MAX office of Anfdalucia. My results were also quite good as I have mantained my position as one of the top ten Associate Agents of Spain (among 500 agents). I always say that hard work, professionalism and honesty will drive you to success.

We have been able to publish brief reports about this elegant property I am marketing on two of the main newspapers of Spain: El Pais and Diario Expansion. It is always the same goal: maximize expousure. It is not only the potential clients that it may generate but also gives the property the plus of being selected among a number of candidates.
