¿Cuales son los tres factores que influyen en la venta de una propiedad (I)?

Vender una propiedad es un poco más díficil de lo que puede parece. Hay tres factores que influyen directamente en la venta de una propiedad: su estado de conservación, el precio y el marketing. Personas diferentes controlan cada uno de estos factores y tienen un impacto directo en los mismos, pero la conjunción de esos tres factores es lo que va a llevar a la venta.

En este primer capítulo, voy a analizar el primer factor: el estado de conservación de la propiedad.

EL ESTADO DE CONSERVACIÓN DE LA PROPIEDAD

La persona que controla el estado de conservación de la propiedad es el Propietario. Esto adquiere aún más relevancia en el mercado de Marbella y Benahavís donde hay mucha competencia para vender una propiedad. 

Precisamente, el artículo que publique el mes pasado en mi newsletter es aplicable directamente a este factor que en numerosas ocasiones no se tiene en cuenta por los propietarios a la hora de vender. Es la responsabilidad del propietario preparar la propiedad como si fuera un “piso piloto” en una promoción nueva. Esto quiere decir que siempre tiene que estar impecable, con colores neutrales, donde todo funciona, sin olores, y despersonalizadas. Las propiedades en estas circunstancias atrerán más compradores e influenciarán positivamente la decisión de compra. El propietario debe recordar que cada visita es crucial y que la primera impresión de un comprador cuando entra en una propiedad puede determinar la compra.

¿Qué se está vendiendo en la provincia de Málaga?

Siempre he considerado importante saber exactamente que se vende en la zona que trabajamos. Así, los datos porcentuales de las unidades vendidas por precio siempre han llamado mi atención ya que la mayoría de las ventas en la provincia de Málaga son propiedades inferiores a 150.000 euros, 60% del total de las unidades vendidas, y donde trabajo, Marbella y Benahavís, es un producto que duramente existe.


En el gráfico adjunto, podemos ver el porcentaje de las unidades vendidas según los diferentes rangos de precios y cómo va cambiando según el tiempo. Hay dos importantes conclusiones que podemos apreciar: la primera es que el 60% de las unidades vendidas son por debajo de 150.000 € y entre el 85% y 90% de las unidades vendidas por debajo de 300.000 € y, la segunda, la tendencia muestra que en 2015 había más propiedades vendidas en los rangos superiores, en propiedades de 750.000 €, donde el porcentaje se dobla en los últimos tres años. Es importante para Marbella y Benahavís porque, como podemos ver en el gráfico, solo el 3.7% de las propiedades por debajo de 150.000 € en la provincia de Málaga están en Marbella y Benahavís, y, por otro lado, el 64.7% de las propiedades de más de 750.000 € están aquí. Por lo tanto, y como conclusión, este cambio de tendencia en el Mercado para las propiedades más altas afectará más positivimente a Marbella y Benahavís que a los demás municipios de la provincia de Malaga como estamos vienda la positiva evolución de las transacciones de estos dos ayuntamientos.

What are the three factors that influence the sale of your property (I)?

Selling real estate is a little bit more difficult that it may be seem at first sight. There are three factors that influence the sale of a property: the conservation status, the price and the marketing. The conjunction of these three is what will drive the sale. Different people influenced each of these three factors and have a direct impact on them and, the importance here, is that the sale of the property depends on these relevant factors and people. Each factor has an associated influencer.

On this first chapter, I am going to analyze the first factor: The Conservation Status of the Property.

THE CONSERVATION STATUS OF THE PROPERTY

The influencer in the Conservation Status of a property is the Owner of the Property. Specially in the Benahavís and Marbella market with the higher levels of competition to sale a property.

I published an article last month regarding Home Staging and it applies directly to this really important factor that many times is left aside by owners when selling their properties. It is the responsibility of the owner to prepare the property as if it is a “show apartment” in a housing development. That means that it should be always impeccable, with neutral colors, where everything works and flows, without any repellent odors and depersonalized. This will bring the most visitors and will influence positively their decision to buy. The owner has to remember that each and every visit is crucial and the first impression when a potential buyer gets into a property may drive to a purchase decision.

What is being sold in Malaga Province

I have always considered that it is important for us to know exactly what is being sold in the area we work at. In this line, the data of the percentage of units sold per price has always attracted my attention because most of the sales in the province of Malaga are properties under 150.000 €, 60% of the total units closed, and in the area I work at, Marbella and Benahavís, that is a product that hardly exists.


On the chart attached, it can be seen the percentage of units sold on different price ranges and how it changes with time. There are two important conclusions we can extract from this chart: the first is that 60% of the units were sold under 150.000 € and that between 85% and 90% of the units were sold below 300.000 € and , the second , is that the tendency shows that in 2015 there were more properties being sold on the higher ranges, on properties on top of 750.000 €, where the percentage doubled in the last three years. Why is that important to Marbella and Benahavís, because, as it can be seen on the charts below, only 3,7 % of the properties below 150.000 € in the province of Malaga are in Marbella and Benahavís and, on the other side, 64,7% of the properties of top of 750.000 € are here. Therefore, and as conclusion, this change of tendency in the market for higher end properties will affect more positively to Marbella and Benahavís than to the rest of the municipalities of the province of Malaga as we are seeing on the positive evolution of the transactions of these two councils.

¿Qué es el Home Staging y como beneficia al vendedor de una propiedad?

El término inglés Home Staging se podría definir como una puesta en escena de una propiedad, enfocada a optimizar su venta o alquiler en el menor tiempo posible y al mejor precio posible. El servicio de Home Staging permite realzar las cualidades positivas de una vivienda y minimizar las menos positivas o más débiles, como por ejemplo la falta de luz, la falta de espacio y la antigüedad. 

No se trata de decorar la casa, ya que la decoración es algo muy personal y en el caso del Home Staging el objetivo es convertir la vivienda en un sitio neutro y acogedor en el que la mayoría de los visitantes se sientan cómodos haciéndose una idea rápida de cómo quedaría la vivienda amueblada con sus muebles. En la mayoría de los casos, el primer minuto de una visita a una propiedad es decisivo para tomar una decisión. 

La forma más fácil de explicar en qué consiste el Home Staging es mostrando el antes y el después de una intervención. Cada espacio es diferente y cada uno necesita tratamientos distintos, pero el denominador común es la imagen. A veces es necesario pintar, reparar pequeños desperfectos y ambientar los espacios, pero en otras ocasiones vestir la casa ya hace que ofrezca una mejor sensación.

Hay personas que nada más entrar en una vivienda son capaces de ver las distintas posibilidades que tiene la misma, pero hay otras muchas que no, que necesitan ver físicamente una posible distribución de espacios e iluminación para que en una primera impresión se imaginen su casa ideal. Es por eso que una vivienda se venderá antes amueblada con el correspondiente servicio de Home Staging que vacía y con desperfectos.

Aunque las técnicas de Home Staging parecen sencillas, muchas veces es muy difícil para un propietario que lleva muchos años viviendo en su casa ser lo suficientemente objetivo como para ver todos los desperfectos de su vivienda y aplicar los consejos que ha leído sobre el Home Staging. Por ello un profesional aportará su punto de vista externo y más objetivo para ayudar al propietario a revalorizar su inmueble.

Tampoco hay que olvidar que la aplicación del Home Staging en una vivienda requiere tiempo y un Home Stager con experiencia logrará el objetivo deseado mucho más rápido que un propietario que aplica estas técnicas por primera vez.

El Mercado mantiene su tendencia positiva

Los datos publicados recientemente por el Ministerio de Fomento para Marbella han confirmado la tendencia general del 2015, el número de operaciones por año ha recuperado los niveles pre-crisis. Como se ve en el gráfico, la tendencia al alza de los últimos años continuó en 2015 con nuevas subidas en el numero de unidades vendidas. 


Aunque no estamos todavía en un mercado de compradores, si los números siguen subiendo de esta forma, podríamos ver el cambio en este 2016 o en 2017. 

Por contra, en Benahavís, aunque los resultados del año también fueron bastante buenos, los datos han confirmado lo que yo ya sentí en la calle, en el cuarto trimestre no se notaba tanta actividad. De hecho, ha sido el peor cuarto trimestre desde 2011. No tengo una explicación clara para esto salvo las subidas y bajadas normales del mercado o las incertidumbres en la economía europea pero ya veremos con los datos del primer trimestre si fue solo un dato coyuntural o si tenemos que preocuparnos de nuevo porque el mercado no acaba de consolidarse. 


Esta información del primer trimestre que se publicará a principios de Junio nos dará una idea sobre si los problemas con el Plan General de Marbella, la inestabilidad política del país o los últimos atentados terroristas están afectando al mercado. El tiempo lo dirá pero los comentarios que estoy recibiendo de mis clientes norte europeos son neutros en el sentido que no les están preocupando especialmente las negatividades que acabo de mencionar.

What is Home Staging and what are the benefits for a seller?

Home Staging might be defined as the displaying of a property focused to optimizing its sale or rental at maximum price for the minimum cost. Home Staging services can enhance the positive qualities of a home and minimize the less positive or weaker qualities such as the lack of light, lack of space and antiquity.

Home staging is not about decorating a house, as the decor is very personal. The aim of Home Staging is to convert a property into a neutral and friendly place where most visitors feel comfortable allowing them to get a quick impression on how a property would look like nicely furnished. In most cases, the first minute of a visit is crucial for a buyer to be able to take a decision.

The easiest way to explain what Home Staging is about is showing the before and after of an intervention. Each space is different and they all need different treatments but the common denominator is the image. Sometimes painting, repairing minor damages and acclimating the spaces is enough, but in the case of an unfurnished property, dressing it up is crucial to get the best image.

Some people are able to see the different possibilities of a house by just stepping into it but there are many who do not. They need to physically see a possible distribution of spaces and lighting so that they can have a better envision of their own life in the property.

Although the techniques of Home Staging seem simple, it is often very difficult for an owner, who has spent many years living in the property, to be objective enough to see any defect of the house and apply the tips they have read about Home Staging. A professional will bring an outside perspective and the aim to help the owner revalue its property. Nor should we forget that staging a home takes time, so an experienced Home Stager will achieve the desired goal much faster than an owner applying these techniques for the first time.

The Market keeps on with its positive tendency

The data recently released by the Ministry of Housing for Marbella confirmed the general tendency of 2015, the number of operations per year has recovered its pre-crisis values. As can be seen on the chart, the upward tendency observed in the last years has continued in 2015 with new increases in the number of units sold. 


Although we are not yet in a buyers market, if the numbers keep on going up this way, we may see the change in 2016 or 2017. 

On the other hand, in Benahavis, although the results for the year 2015 were quite good, the numbers confirmed what I had already perceived at street level, the fourth quarter was not that thrilling. In fact, it has been the worst fourth quarter since 2011. I do not have a clear reason for that except for the usual up and downs of the market or the uncertainties of the European economy but we will see on the first quarter of 2016 if it is just a temporary situation or if we have to worry again because the market will take some more time to be consolidated. 


Furthermore, I think that that information for the first quarter of 2016 to be released at the beginning of June will give us a clear insight about how the problems we are having with the planning permission of Marbella, the political instability in Spain or the recent terrorist attacks in Europe may affect the market. Time will tell but the comments I am receiving from my north European clients are, in a way, neutral in the sense that they are not perceiving the negativities I just mentioned.
